Helping investors own apartment communities across the Sun Belt

Who We Are

Direct Commercial Acquisitions is a multifamily and commercial real estate investment firm. We acquire, reposition, and operate apartment communities in growth markets. Every property on this site is one we own and operate — not a deal we broker.

Our platform brings acquisitions, underwriting, asset management, and investor relations under one roof. We buy on basis — a clear advantage relative to replacement cost — and we underwrite to a business plan that works on operations, not on exit optimism. When a property needs a turnaround, we run it ourselves with weekly reporting against plan.

Today our portfolio spans Texas, Arizona, North Carolina, and Arkansas, with target markets chosen for employment growth, population growth, and durable rent demand. We also buy directly from owners who want a certain, confidential sale without a listing.

Property owners

Own a property that fits? We buy direct.

Because we acquire for our own portfolio, we can give owners something a listing cannot: one buyer, a written cash offer, a defined due-diligence window, and a closing date that holds. Multifamily, light industrial, retail, and mixed-use — as-is, tenants in place, no marketing period.

  • No listing, no showingsYour tenants and staff never know the building is for sale.
  • As-is means as-isDeferred maintenance, vacancy, and code issues are priced in — not a reason to walk.
  • Certainty of closeCash offer, defined due-diligence window, close on the date you choose.
  • Confidential and directYou deal with the principals. No middlemen, no marketing period.

Common Questions

Is there any cost or obligation to get an offer?

No. Requesting an offer costs nothing and commits you to nothing. Closing costs and every other term are spelled out in the purchase agreement before you sign, so there are no surprises at the table.

Can I sell with tenants in place?

Yes. Occupied properties are the norm for us. Leases transfer with the property, and we coordinate tenant notices at closing so operations continue without disruption.

How do you calculate your offer?

From the property's income, physical condition, the market, and the cost and time to stabilize it. We show our work — you will see the assumptions behind the number.

What if I'm under contract with a broker?

Talk to your broker first. Many listing agreements allow a direct sale or can be released, and we are glad to work alongside your broker.

How fast can you close?

Typical closings run 30–90 days from signed contract, driven mostly by title, lender payoff, and your preferred date. We can move faster when the file is clean.

Do you buy properties that need major repairs?

Yes. Deferred maintenance, vacancy, and code issues are priced into the offer rather than treated as a reason to walk.
