Terms of Use

Effective September 16, 2026. Please read these terms before using directcommercialacquisitions.com.

These Terms of Use (“Terms”) govern your access to and use of directcommercialacquisitions.com (the “Site”), operated by Direct Commercial Acquisitions LLC, a Texas limited liability company, 5900 Balcones Dr, Ste 100, Austin, TX 78731 (“DCA,” “we,” “us”). By using the Site you agree to these Terms and to our Privacy Policy.

1. The Site is informational; offers are made separately

Content on the Site describes DCA’s business in general terms. Nothing on the Site is an offer to purchase any specific property, a commitment to make an offer, or a representation about the price DCA will pay. Any offer DCA makes is made in writing, separately, and is subject to its own terms, including due diligence and a signed purchase agreement. Timelines, closing periods, and process descriptions on the Site are typical examples, not guarantees.

2. No legal, tax, or investment advice

The Site’s articles and pages are general information, not legal, tax, accounting, lending, or investment advice, and do not create any advisory or fiduciary relationship. Consult your own attorney, CPA, lender, or advisor about your circumstances. DCA acts for its own account as a buyer and does not represent sellers.

3. Submissions

By submitting a property, deal, or registration you represent that the information is accurate to your knowledge, that you are authorized to provide it, and that you have the right to share any documents you upload. You grant DCA permission to use the information to evaluate the opportunity, contact you, and, if you proceed, to complete a transaction. Uploaded documents are stored privately and are not published. Submitting a property does not create an exclusive relationship or any obligation on either party unless and until a written agreement is signed.

4. Brokers, bird dogs, and buyers list

Deal submissions by brokers or other third parties are welcome. Any compensation arrangement, if one exists, is determined only by a separate written agreement; nothing on the Site creates one. Buyers list registration is free, is subject to email and phone verification, and does not promise deal flow, exclusivity, or any particular opportunity. DCA may remove any registration at its discretion.

5. Acceptable use

You agree not to use the Site to submit false information, scrape or copy content, interfere with the Site’s operation, attempt unauthorized access, or violate any law. We may block access for violations.

6. Intellectual property

The Site’s content, design, logo, and text are owned by DCA or its licensors and are protected by copyright and trademark law. You may view and print pages for personal, non-commercial use. All other use requires written permission.

7. Third-party services and links

The Site uses third-party services (hosting, analytics, spam protection, messaging) and may link to third-party sites. DCA is not responsible for third-party content or practices.

8. Disclaimer of warranties

THE SITE IS PROVIDED “AS IS” AND “AS AVAILABLE” WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING ACCURACY, MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. Market commentary may become outdated; verify independently.

9. Limitation of liability

TO THE FULLEST EXTENT PERMITTED BY LAW, DCA AND ITS MEMBERS, MANAGERS, EMPLOYEES, AND AGENTS WILL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES, OR ANY LOSS OF PROFITS, DATA, OR OPPORTUNITY, ARISING FROM YOUR USE OF THE SITE, EVEN IF ADVISED OF THE POSSIBILITY. DCA’S TOTAL LIABILITY ARISING FROM THE SITE WILL NOT EXCEED ONE HUNDRED U.S. DOLLARS ($100).

10. Indemnification

You agree to indemnify and hold DCA harmless from claims arising out of your submissions, your violation of these Terms, or your violation of any law or third-party right.

11. Text messaging

Our optional text-messaging program is governed by our SMS Terms & Conditions, which are incorporated by reference.

12. Governing law and disputes

These Terms are governed by the laws of the State of Texas without regard to conflict-of-law rules. Any dispute arising from the Site or these Terms will be brought exclusively in the state or federal courts located in Travis County, Texas, and you consent to their jurisdiction. Nothing in this section applies to the terms of any separate written purchase agreement, which will contain its own provisions.

13. Changes

We may update these Terms at any time by posting a revised version with a new effective date. Continued use of the Site after changes constitutes acceptance.
