About Us
Relationship-first. Data-informed. Institutionally operated.
Our Story
Direct Commercial Acquisitions began in single-family real estate — more than 130 transactions across flips, owner-finance sales, wholesales, and rentals that built our discipline in sourcing, negotiation, structuring, and closing. That foundation carried into apartments: first as a limited partner in institutional multifamily, then as a lead sponsor, and today as an operating platform that has transacted more than $118 million as a principal in the last 36 months.
We run a strict multifamily strategy with active asset management, investor-communication discipline, and capital formation under one roof. Every property we own is tracked weekly against its business plan, and every investor hears from us on a schedule, not just when there is good news.
Because we buy for our own portfolio, we also work directly with owners who want a confidential, certain sale. Brokers and bird dogs bring us deals; buyers on our list receive the properties we choose to sell. One firm, one phone number, and a process built to close.
The Platform
Acquisitions
Deal sourcing, broker and seller relationships, market screening, and the LOI process — with a bias toward off-market and relationship-driven opportunities.
Underwriting
Market thesis, basis, NOI durability, debt and capital-stack review, risk flags, and business-plan stress testing before any offer goes out.
Asset management
Weekly KPI cadence, property-management accountability, CapEx tracking, lease trade-outs, and a decision register for every asset.
Investor relations
Pre-close education, thesis communication, preferred-return and distribution updates, variance explanations, and a standing Q&A cadence.
Capital formation
Relationship-driven capital, investor education, and partner support — always through official offering documents, never through a website.
Technology & data
An internal reporting framework tracking 42+ KPIs — occupancy, collections, NOI variance, CapEx, trade-outs, debt covenants, and risk flags.
Investment Strategy
Risk-adjusted multifamily acquisitions with a specialization in operational turnarounds.
What we look for
- Demonstrable basis advantage relative to replacement cost
- Durable demand drivers and diversified employment bases
- Rent growth corroborated by submarket data
- Operational upside accessible through management, not market beta
- CapEx scopes carrying contingency and monitoring discipline
- Debt structures with refinance cushion and covenant headroom
- Operator accountability with a defined reporting cadence
What we avoid
- Compressed spreads dependent on exit-cap compression
- Underwriting predicated on unsupported rent growth
- Leverage profiles without refinance cushion
- Diffuse decision rights or weak property-management accountability
- Capital plans without contingency or reporting cadence
- Markets lacking durable demand drivers
- Business plans that pencil only under perfect exit assumptions

Asset Management Standard
Turning property-level information into sponsor-level decisions and investor-ready reporting.
- 1
Data pull
Occupancy, collections, delinquency, work orders, leasing, and budget variance from property management.
- 2
Pulse review
Raw data becomes KPI variance, risk flags, and next decisions.
- 3
Action
Business-plan corrections, CapEx sequencing, PM accountability, lender and debt review.
- 4
Investor update
Clear narrative on performance, distributions, variance, and upcoming priorities.
- 5
Decision register
Every material decision logged, so the next one is made with the full history in view.
Goal — identify variance early, communicate clearly, and decide before small misses become large problems.
